Very nice hotel and balcony. The scenery is also good, and the settings are complete. Although the location is a bit off, the price is reasonable.
The hotel has a swimming pool and also a public hot tub which was actually very clean. The swimming pool was not so crowded and there were quite a few places besides the pool to relax and sunbathe. The rooms very very traditional with old furniture and carpets. Just normal rooms with nothing special. The vibes were not so welcoming. The breakfast was very ordinary with very limited variety. The coffee was garbage. There is a high chance that the breakfast was not fresh at all. The eggs were boiled but cold (took out from the refrigerator) and so was the meat. I would not recommend buying breakfast.
Good location, close to the very nice neighbourhood of Le Cannet. Hotel itself is OK/adequate. Staff were friendly but a little nonchalant about providing standard services (one person had to wait overnight for an iron!). Big disappointment for us (at the end of May) that the hotel's pool WAS EMPTY! There was NO indication that this would be the case when booking (months earlier). And when I asked the hotel about this, they didn't really have a sensible reason (it was very warm in Cannes), and did not provide any recompense at all. The studio room was spacious, bright and clean. Bed was comfortable. But maintenance needs to be better. The kitchenette was very sparsely equipped - just the most basic of tools. No corkscrew either... :O Overall it was a good location and a good place to lay your head but it could be so, so much better, which is frustrating.
Decent enough for the price. Breakfast sufficient but not an extensive choice - coffee isn't 'fresh' and of the instant type. Regarding cleanliness: overall some of the negative reviews seem a little unfair - but the hotel does require new carpets, a repaint and the aircon definitely requires fixing as it is inadequate. Parking not bad, but one of the lifts stank of urine (the lift on the left-hand side) which really was unpleasant and obviously unacceptable, along with toilets that stink of cigarettes (in the two rooms we rented - 121 and 122). Probably wouldn't rebook again as it appears more like a hotel in decline that requires investment.

I recommend this hotel. Lovely pool and patio. Take your own drinks because the hotel restaurant is just open at certain times and there is no bar. Rooms have microwave and kettle and some utensils. Very clean and good view from the room's balcony. Spacious washrooms with toilet in seperate room. Air conditioning and free Wi-Fi. Great breakfast. Reception staff are friendly but speak English slowly so they understand better. There is no spa when the one spa lady is on vacation so enquire before stay. Too far to walk to beach and steep hill going back so rather take a bus. You can catch the number 1 bus. To find this bus, turn right into the street as you walk out the hotel, at the T-junction turn right and at the next T-junction turn left. Walk past the pharmacy on the corner and you will find a bus stop with glass panels across the road a few meters on. Pay the bus driver 1.50 to get a ticket. Scan the ticket and get of the bus at the first stop after seeing the ocean. To get back to the hotel, take the no. 1 bus for 1.50 again at the bus terminal situated across Hotel de Ville and get off at the stop which is directly next to the pharmacy that you passed taking the bus going to the beach. Restaurants are nearby as well as a Casino Shop (for croceries). The hotel corridor carpet is stained and looks dirty.
Entire hotel needs updating, hallway carpets looked like a scene from CSI, restaurant staff at the morning breakfast less than courteous.
